The city, and why it has so much deck work in it
Rochester Hills is a city of about 78,000 people in around 31,000 homes, roughly three quarters of them owner-occupied. It was incorporated in 1984, right as the subdivisions were going up, and the city's own history document calls the 1980s and 1990s the boom years. That is why the median house here dates to 1985, and why so many back yards have a deck of about the same age on them. Add ground that falls away behind a lot of those houses and a code table that classes the weathering here as severe, and the work follows. All of it is what we do.

The Rochester Hills housing stock we actually work on
Around 31,000 housing units, some 29,000 of them occupied, and roughly 76 percent owner-occupied. The median structure dates to 1985, and household incomes here run well above the state median. That mix means most calls are a second-cycle job on an existing house rather than a deck on a brand-new build.
So we plan for what is already there: a frame from a different rulebook, footings nobody can see, and a back yard that usually drops away. Test holes and an awl come out before the quote, not after.

Nothing gets built without drawings
Plot plan and scaled framing plans through the Building Department. A deck built off a sketch is a deck nobody can inspect.
No ledger on veneer, ever
If the wall is brick or stone-faced, the deck stands on its own posts. That is the city's rule and it is also the right structure.
Every hole reaches 42 inches
Undisturbed soil, a 6 by 12 inch pad, and house-side holes taken to the foundation elevation.
The frame gets protected
Joist tape on beams and joists as standard, because the framing is the half of a deck you cannot replace cheaply.
Metal is matched
Hot-dip galvanized or stainless throughout, connectors and fasteners from the same family, in every treated member.
Old material leaves properly
Treated lumber to a construction and demolition landfill. Never burned, never chipped, and never left behind the garage.
Drawings first
Plot plan and framing plans, filed and reviewed.
Footings to the number
42 inches, undisturbed soil, 6 by 12 inch pad.
Inspections attended
Open hole, joists where required, then final.
North Oakland only
Rochester Hills out to Oxford, Leonard and Romeo.

Rochester Hills first, then the ring that shares its building departments and its ground: Rochester, Oakland Township, Auburn Hills, Lake Orion and Orion Township, out to Oxford, Addison Township, Leonard, Washington Township, Pontiac and Romeo. We do not chase work across the county, and there is no travel surcharge inside that ring.
